Average rent increase per year

Use percentage change for one renewal and annualized growth for several years. Both start with the rent and the dates you are comparing.

$1,500 to $1,800 over three years

From October 2023 to October 2026, this hypothetical rent rises $300 per month, or 20% total. The equivalent compounded annual rate is about 6.27%.

Monthly rent at the equivalent annual rate
Start$1,500.00
After one year$1,593.99
After two years$1,693.86
After three years$1,800.00

The intermediate rents are calculated examples, not observed renewals.

Annualized change = [(ending rent ÷ starting rent)1/years − 1] × 100

Dividing 20% by three gives 6.67%, which spreads the total evenly without compounding. Use positive rents and the elapsed interval: October 2023 to October 2026 is three years.

A rise and fall do not cancel

A 10% increase takes $1,500 to $1,650. A 10% decrease then subtracts $165, leaving $1,485. The arithmetic average of +10% and −10% is zero, but the ending rent is 1% lower.

$1,500 × 1.10 × 0.90 = $1,485

The second change uses a larger base. The compounded annual rate for this two-year example is about −0.50%.

Turn the renewal into a budget amount

A rise from $1,800 to $1,890 is $90 a month and 5%. It adds $1,080 over twelve months, or $540 if only six months of your budget period are affected.

Questions, answered

What is the average rent increase per year?

A market average needs a defined place, period and group of rentals. No verified national average is quoted here. For one lease, calculate each renewal’s change or the compound annual rate between two dates.

Can I divide a three-year increase by three?

That gives a simple annual share, not compound growth. A rise from $1,500 to $1,800 over three years is 20% total: 6.67% when divided by three, versus about 6.27% compounded annually.

Does an average increase tell me the legal maximum?

No. The lawful amount depends on the lease, property coverage and current state and local rules. An average does not establish that a proposed increase or notice is valid.
